Twin 67-Story Apartment Towers Proposed on Wilshire Boulevard

2,586 Units Planned at Wilshire Courtyard Site

Affordable Housing, Grocery Store and Restaurants Included

Onni Group, a Vancouver-based development firm, is moving forward with plans for a massive high-rise residential project in Los Angeles’ Wilshire Corridor area as developers continue shifting away from office construction following the pandemic-era slowdown in demand.

The company recently filed plans with the City of Los Angeles to build two 67-story residential towers at the Wilshire Courtyard property at 5700 Wilshire Boulevard.

The site is located south of Park La Brea and near The Grove, as well as the recently expanded Los Angeles Metro D Line subway corridor.

According to project plans, portions of the existing Wilshire Courtyard office complex would be demolished and replaced with 2,586 residential units, including studios and one-, two-, and three-bedroom apartments.

The development would also include approximately 56,400 square feet of commercial space featuring a grocery store and restaurants. Parking for about 2,129 vehicles would be built within podium-style structures wrapped by residential units.

Of the total apartments, 197 units would be reserved for low-income households. That affordable housing component would allow the project to qualify for California density bonus incentives, which provide flexibility on height and floor-area restrictions.

The two towers are planned at approximately 797 feet and 796 feet tall. If completed today, they would rank as the fourth- and fifth-tallest buildings in Los Angeles. The project is being designed by SCB.

Plans also call for preserving the site’s existing private roadway and park space near 8th Street. Pool decks and outdoor gathering areas would be added to both towers, while landscape architecture firm AO is overseeing the outdoor design elements.

Under the proposal, roughly 445,000 square feet of existing office space would remain, while about 557,000 square feet would be demolished. Once completed, the entire mixed-use development would total approximately 2.4 million square feet.

Onni reportedly faced foreclosure concerns involving the property in 2023 but later secured a loan extension that allowed the project to move forward. The company had previously proposed adding nearly 1.8 million square feet of office space to the site before pivoting toward residential development amid changing market conditions.

The developer is also pursuing additional large-scale housing projects in Glendale and Long Beach, while holding approvals for multiple developments in Hollywood and Downtown Los Angeles.
