High Housing Costs Drive Los Angeles Renters to Search Beyond City Limits

Rising rental costs across Los Angeles are prompting local tenants to look outside the immediate metropolitan area, with search interest expanding into neighboring Southern California counties and neighboring states.

According to a recent analysis of rental listing pageviews conducted by real estate platform Zillow, Riverside has emerged as the primary destination for Los Angeles-based apartment seekers. Prospective renters originating from Los Angeles accounted for 21.3% of all rental pageviews for Riverside properties, meaning more than one out of every five queries for Riverside listings comes from an LA resident.

Housing analysts attribute the localized search concentration to renters attempting to preserve regional job access and existing social networks while seeking relatively larger, more affordable living spaces.

The search volume originating from Los Angeles toward Riverside ranks among the highest cross-metro rental search concentrations nationwide, trailing only Washington, D.C. residents searching for Baltimore rentals, which registered at 23.9%.

Within Southern California, San Diego also captured notable interest from Los Angeles tenants. Out-of-market rental inquiries for San Diego properties were led by Los Angeles searchers, who generated 8.8% of total views. However, overall out-of-area rental search volume for San Diego listings dipped by 0.9 percentage points compared to the previous year.

Out-of-State Markets Capture Outbound LA Rental Interest

Beyond regional markets, a significant share of Los Angeles renters is exploring out-of-state options to reduce living expenses.

Las Vegas stands out as the primary out-of-state search destination for Los Angeles residents. Rental listings in the Las Vegas market generated between 5.4% and 5.5% of their total pageviews from Los Angeles users, marking one of the highest long-distance search rates between major metropolitan areas.

Phoenix similarly attracted notable interest, with Los Angeles searchers accounting for 2.3% of total rental listing traffic. Salt Lake City also saw meaningful activity from Southern California residents, with Los Angeles representing the single largest origin market for external rental searches at 2.1%.

Core Metro Retention Remains High in Large Urban Centers

Despite the outward search movement, Los Angeles maintains high internal search retention driven by its overall population size.

Local residents generated 72.9% of all rental listing views for properties located within Los Angeles. Out-of-market searchers accounted for the remaining 27.1%, representing a modest 0.8 percentage point increase compared to the prior year.

High internal retention is a common pattern across major U.S. metropolitan areas. New York recorded the highest local search share among major metros at 76.3%, while Chicago logged 69.1%. Industry analysts note that these three major metropolitan areas maintain substantial internal housing demand due to their vast baseline populations.
