
The Los Angeles Unified School District (LAUSD) is moving forward with plans to develop approximately 600 units of LAUSD affordable housing utilizing district-owned properties in West Hollywood and Woodland Hills.
According to a recent report by Urbanize LA, the LAUSD Board of Education voted during a meeting on the 6th to select developers and proceed with negotiations for the former Collins Elementary School site in Woodland Hills and a district-owned property in West Hollywood.
Woodland Hills Project Details
Located at 5717 N. Rudnick Avenue, the former Collins Elementary School site spans approximately 6.5 acres and is slated for development by Affirmed Housing.
The development plan includes 391 apartments featuring one to three bedrooms, along with a parking structure accommodating 550 vehicles. Eligibility for residents will be limited to households earning between 30% and 120% of the Area Median Income (AMI).
The developer aims to break ground in the summer of 2029, with a target completion date of summer 2031.
West Hollywood Project Details
In West Hollywood, a 1.5-acre LAUSD property located at 1049 N. Fairfax Avenue is set for redevelopment.
LAUSD has selected the West Hollywood Community Housing Corporation as the developer for this site.
The current plan includes a total of 207 units—ranging from studios to three-bedroom apartments—along with a parking garage for 250 vehicles and ground-floor commercial space.
Similar to the Woodland Hills project, tenant qualifications here will be restricted to households earning 30% to 120% of the area median income.
This project targets a summer 2028 groundbreaking and a summer 2030 opening.
Next Steps for the Developments
Combined, the two projects will supply a total of 598 affordable and workforce housing units.
Moving forward, each developer will negotiate final development agreements with LAUSD while simultaneously navigating the entitlement and financing processes.
