Starting this week, Georgia property tax relief is officially underway as the state begins distributing funds to local governments to ease the tax burden on homeowners.

$950 Million State Investment for Homeowners

Governor Brian Kemp announced that qualifying Georgia homeowners will receive direct relief on their 2026 property tax bills. The initiative is backed by a $950 million state budget allocation, following the Governor’s signing of property tax relief legislation HB 439 last May.

Under the new policy, eligible homes will receive an additional $18,000 exemption applied directly to the assessed value used for property taxes. Because savings depend on local millage rates rather than a flat refund amount, tax cuts will vary by region. For instance, in an area with a 30-mill rate, an $18,000 reduction in assessed value equates to approximately $540 in annual savings.

Eligibility and Application Guidelines

The relief is strictly targeted toward primary residences registered under the homestead exemption. Investment properties and rental homes do not qualify for the program. Homeowners must ensure their homestead exemption is properly registered to benefit.

Residents will not receive separate checks or direct bank deposits. Instead, local governments apply for state funding, the Georgia Department of Revenue allocates the budget to local municipalities, and the credit is reflected directly on property tax bills. While some residents can already see the reduction on recently issued bills, others will notice the adjustment on upcoming statements.

Please note that this tax reduction does not apply to tax rates designated for bond debt repayment, specific special tax districts, or Tax Allocation Districts (TADs).
