The Hollywood apartment project is currently being pushed forward in the Los Angeles Hollywood area with a scale of 168 units. According to Urbanize LA, architectural design firm SPF Architects recently unveiled a new design proposal for the apartment complex to be built at 5600 Hollywood Boulevard.
To be located on a vacant lot near the Metro Hollywood/Western Station, this complex will consist of two 7-story buildings, totaling 168 units. The total development area exceeds 230,000 square feet.
The developers plan to utilize the City of LA’s incentive program for expanding housing supply. By doing so, instead of receiving regulatory relief related to construction, 20 out of the total 168 units will be supplied as affordable housing.
Notably, this project will apply a modular construction method where factory-made building structures are assembled on-site.
According to SPF Architects, utilizing the modular construction method is expected to cut construction costs by about 50% and shorten the construction period by about 6 months compared to traditional construction methods.
The redevelopment plan for the site has been pursued since 2014. At the time, the property owner pushed for a hotel development, but failed to receive approval from the Los Angeles City Central Area Planning Commission.
BowesWest Capital, which subsequently acquired the site, pursued the construction of an 18-story residential high-rise and later scaled down the size to receive approval for a 14-story building in 2022.
