LA County Public Housing Waiting List Opens for 16 Locations

LA County Public Housing Waiting List applications have officially opened for 16 properties across Los Angeles County, providing critical relief for local renters facing high housing costs. The Los Angeles County Development Authority (LACDA) began accepting waitlist registrations on August 17 for 10 senior housing complexes and six general family properties. The number of active waitlists expanded to 16 this year as several developments were separated into standalone registration pools.

Public housing offers a major financial benefit by significantly lowering rent based on household earnings. Under income-based rent structures, monthly payments are capped at approximately 30 percent of a household’s adjusted monthly income. For example, a single-person household earning $35,000 annually pays roughly $875 per month. Compared to Los Angeles County’s average monthly rent of $2,808, this saves tenants over $1,900 each month, though actual rates vary depending on individual income and allowable deductions.

Senior Housing Options Near Korean American Communities

Senior housing options are attracting strong interest, particularly those located near major Korean American communities such as La Crescenta and West Hollywood. Foothill Villa in La Crescenta offers 62 one-bedroom units with convenient access to Interstate 210, local markets, dining, and public transportation. In West Hollywood, Palm Senior features 127 units, while West Knoll Senior includes 136 units. Other major senior sites include Orchard Arms in Valencia and Marina Manor in Marina del Rey, each housing 183 units.

Additional senior developments accepting applications include Carmelitos in Long Beach, East County in East Los Angeles, Francisquito Villa in La Puente, Whittier Manor in Whittier, and South Bay Gardens in South Los Angeles.

General Housing Properties and Income Eligibility Requirements

General housing waitlists are open for six locations available to all eligible families. These include Harbor Hills in Lomita, Carmelitos in Long Beach, East County in East Los Angeles, Santa Monica, Quartz Hill, and South Scattered Sites in South Los Angeles.

Senior housing requires the head of household, co-head, spouse, or sole applicant to be at least 62 years old, whereas general housing requires applicants to be at least 18 years old. Income limits remain identical across both categories, targeting low-income households earning 80 percent or less of the Area Median Income (AMI). For 2026, the annual income cap stands at $93,300 for a one-person household and $106,600 for a two-person household.

Extremely low-income households receive guaranteed allocations. LACDA reserves at least 40 percent of annual new admissions for applicants earning 30 percent or less of the AMI, which equates to $35,000 or less for single individuals and $40,000 or less for two-person families.

How to Apply Before the Deadline for the LA County Public Housing Waiting List

Selection follows LACDA priority rules combined with the date and time of application submission. The application window closes on September 16 at 5:00 PM, though high demand may cause specific waitlists to close earlier than scheduled.

Applicants are urged to select only developments where they genuinely intend to live. If a unit becomes available and an applicant declines an offer, their name may be removed from all other registered waitlists. This enrollment process places applicants on a roster for future vacant units rather than immediate move-ins. Eligible households are permitted to apply for multiple properties simultaneously.
