According to a recent housing market report released by Redfin, national single-family home prices increased by 3.7% year-over-year, marking the highest annual growth rate in the past year. Across Southern California, Anaheim saw a 5.6% annual increase, while Riverside experienced a monthly jump of 0.7% and a 2.3% yearly gain. San Diego prices were up 3.2% from a year ago despite a minor 0.2% monthly decline.

Northern California Surge and AI Industry Impact

Northern California witnessed an even more dramatic surge, led by San Francisco where prices skyrocketed 12% year-over-year to rank first among the top 50 major US metropolitan areas. San Jose also recorded one of the nation’s largest monthly gains with a 0.9% increase. Real estate analysts point to the booming AI industry and high-income buyer demand as key drivers maintaining strong property valuations in the region, as reported by Reuters.

Buyer Market Dynamics and Expert Advice

Nationwide, the housing market is currently experiencing simultaneous inventory growth and sluggish demand. Redfin data reveals that there were 58% more sellers than buyers last month, creating the strongest buyer’s market recorded to date. Despite this imbalance, home prices remain stable largely due to high home equity among existing owners, reducing the urgency to sell at a loss and limiting downward price pressure.

Chen Zhao, Redfin’s lead economist, noted that slowing price growth is a positive shift for buyers, giving them room to choose and negotiate. However, she emphasized that sellers must set realistic prices from the start rather than overpricing, which risks leaving properties on the market too long and forcing eventual price cuts.
