Construction Begins on 408-Unit Apartment Development Near MainPlace Mall in Santa Ana
A major residential development bringing over 400 new housing units is officially underway adjacent to a prominent shopping center in Santa Ana.
According to Urbanize LA, active construction has begun on “The Carina at MainPlace” located at 2828 N. Main Street near the MainPlace Mall. The project is being jointly developed by real estate firms Lowe, property owner Affinius Capital, and Centennial, with architectural design led by Los Angeles-based firm AC Martin.
The eight-story building will feature 408 apartment units offering a mix of studio, one-bedroom, and two-bedroom floor plans. Parking structures will be integrated within the lower above-ground levels and subterranean areas.

Resident amenities planned for the fourth floor include a swimming pool, outdoor dining areas, landscaped courtyards, a fitness center, a yoga studio, and dedicated co-working space.
Design teams noted that the exterior features a modern aesthetic utilizing metal panels and light color tones. The eastern facade incorporates long, slender framing accents to break up the building’s scale, while landscaping and horizontal architectural elements along the lower levels visually screen the parking structure from street-level pedestrians.
Completion of The Carina is scheduled for 2028.
The development represents the latest phase of ongoing residential expansion surrounding Santa Ana’s MainPlace Mall. It follows the 2023 completion of “Paloma,” a neighboring 309-unit apartment community. Once The Carina is complete, the two projects combined will deliver 717 new residential units to the immediate MainPlace Mall area.
